Your boat will be secure, protected from open bay beatings, yet less than 2 min to open water and 3 miles to Flounders, & Pensacola Beaches, and the various restaurants accessed via boat ….Located in Villa Venice Subdivision, on the Gulf Breeze peninsula, between Pensacola Beach and Pensacola. Two driveways, so trailer parking is available, with the Oriole Beach Boat Ramp 1 mile away, and 2 marinas with fuel with in a 5 min boat ride.  Custom fishing cleaning station, power and water for the boats, and there’s even a lower dock  landing for the kayaker and paddle boarder. Guest Access:  Garage is locked and for owners use only and will not be assessable to guest.  All check-in information will be texted with the number provided on day of arrival. Keys will be given the day of check-in.

We provide an initial supply of toilet paper, paper towels, shampoo,and bath soap for the first 24 hours and a starter supply of trash bags, laundry detergent, dish soap and dishwasher pods. We strongly recommend you bring additional. We provide all the bed linens and bath towels.

Here’s what to expect:
Your vacation property is supplied with one roll of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap.
 Each unit has clean bedding, bath towels (beach towels upon request) and a fully stocked kitchen. 
All units are provided with smart televisions. You are welcome to bring your own streaming devices as you may be more familiar and comfortable with their operation.
Home has stairs and is not wheelchair accessible.

 CANCELLATIONS POLICIES
Free cancellations up to 60 days of your arrival date.
 Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, Easter, Memorial Day, Labor Day, and Mardi Gras. Bad weather is Non-refundable. 
TRAVEL INSURANCE – CSA Travel Protection Insurance is available through Emerald Coast Getaways which covers cancellation or interruption of your stay, travel delay, baggage delay, rental car damage, and emergency/medical expense. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. It includes coverage for mandatory hurricane evacuations. Details outlining benefits, exclusions, and limitations are in the CSA brochure included with the Agreement as an addendum. You can also view this brochure at http://www.vacationrentalinsurance.com/. If Guest does not want this coverage, he may delete the charge by initialing where indicated on the Agreement or opt out if reserving online. Guest's premium payment is distributed to the insurance company by ECG in advance of the Guest check-in and is not refundable. 
Hurricane Policy: There will be NO REFUNDS GIVEN BECAUSE OF MANDATORY EVACUATIONS RELATED TO HURRICANES. You are encouraged to purchase travel insurance to cover this possibility. If state or local authorities order a mandatory evacuation of an area that includes the Premises, Guest must comply with that order. Guest shall not be entitled to any refunds if they did not purchase vacation investment insurance. 

Donna, the property manager, will be available day and evening, throughout your stay, for any questions, needs, or recommendations. You will be able to contact her directly on her mobile phone.

No Smoking-No Vaping inside or out, please!
Hot Tub (hot tub per request, for an additional charge of $200 per stay). This may take upto 24 hours to reach the optimal temperature.

All check-in information will be texted with the number provided on day of arrival.
Check-out time: 10:00 These times are strictly enforced to allow for preparation of our next arrival.  All guests and belongings must be out of the unit as housekeeping arrives promptly to prepare for the next guests. Late departures must be authorized by ECG and are not permitted in the summer months.

Non-Smoking Non-Vaping Property this includes outdoor decks.
A $500 Commercial Ozonator fee will be charged to the credit card on file to eliminate smoke odor from bedding, carpets and upholstery.
