    Things to Know
    -Property is self-catering. Only starter supplies provided.
    - During Spring Break, we rent to 'Families' or 'ALL' occupants must be a minimum of 25 years of age.
    -No Smoking - No Vaping.
    -Pet Friendly - $100 per stay. Please ensure that your dog’s medications and immunizations are up to date prior to your stay, especially anti-flea treatment.

    Guest Access: You will have private access to the entire home with your own front door security code.
    Garage is locked and for owners use only and will not be assessable to guest.  All check-in information will be texted with the number provided on day of arrival. Codes will be given the day of check-in. 
    Parking:  2 vehicles can park in the driveway. Boat and trailer parking.

Here’s what to expect:
Your vacation property is supplied with one roll of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap.
 Each unit has clean bedding, bath towels (beach towels upon request) and a fully stocked kitchen. 
All units are provided with smart televisions. You are welcome to bring your own streaming devices as you may be more familiar and comfortable with their operation.
Home has stairs and is not wheelchair accessible.

No Smoking-No Vaping inside or out, please!
No Pets 
No gatherings over 6 people are allowed. 

It is mandatory that the guests manage their trash throughout their stay. Trash must be bagged and placed in trash receptacles.

CANCELLATIONS POLICIES
Free cancellations up to 60 days of your arrival date.
 Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, Easter, Memorial Day, Labor Day, and Mardi Gras. Bad weather is Non-refundable. 
TRAVEL INSURANCE – CSA Travel Protection Insurance is available through Emerald Coast Getaways which covers cancellation or interruption of your stay, travel delay, baggage delay, rental car damage, and emergency/medical expense. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. It includes coverage for mandatory hurricane evacuations. Details outlining benefits, exclusions, and limitations are in the CSA brochure included with the Agreement as an addendum. You can also view this brochure at http://www.vacationrentalinsurance.com/. If Guest does not want this coverage, he may delete the charge by initialing where indicated on the Agreement or opt out if reserving online. Guest's premium payment is distributed to the insurance company by ECG in advance of the Guest check-in and is not refundable. 
Hurricane Policy: There will be NO REFUNDS GIVEN BECAUSE OF MANDATORY EVACUATIONS RELATED TO HURRICANES. You are encouraged to purchase travel insurance to cover this possibility. If state or local authorities order a mandatory evacuation of an area that includes the Premises, Guest must comply with that order. Guest shall not be entitled to any refunds if they did not purchase vacation investment insurance.

One of the bestif not the best vacation rental I've ever stayed at! The neighborhood is so peaceful and a close knit community. My husband and I went on a 5-mile run around the immediate area and everyone we passed was so friendly and waved hi or said 'good morning. The inside of the home is brand new and so clean and fresh. Also, it is equipped with everything I can think of to make it feel like home. Will definitely stay here again when we visit Pensacola.

Just what we needed - My wife and I had the pleasure of being the first official vrbo guests at the Laurel Breeze and we couldn't have been more pleased. It was very clean and had everything we needed, even things we hadn't thought about needing. The check-in and check-out process was easy and efficient. The property manager was very responsive and kind. We stayed for 3 nights over the New Year holiday not only to get away for a few days, but for the purpose of planning out the year for our small business. It was a nice quiet location and suited our needs very well. No view of the gulf, but that wasn't why we were there anyway, so not an issue at all. That being said, it is very close to the water. We would definitely stay here again in the future and would highly recommend it.

Ive stayed at Laurel Breeze several times when traveling to the area, and wont stay anywhere else. The place was far beyond anything I couldve ever imagined! It is newly constructed and you can tell a lot of care went in to creating a peaceful, cozy environment. It is very well equipped, super clean, and the bedding was very comfortable. There is also a dedicated work space which is important to me. It is located in a quiet, safe residential area near the water, close to a boat ramp and golf course. Grocery stores and restaurants are nearby. Pensacola Beach is a 15 minute drive away. The owners live across the street and are two of the nicest people you will ever meet. They are very responsive if there is an issue. I cant wait to plan my next visit!

If you are looking for a cozy, convenient location, this is it! the folks are friendly, hospitable, and ready to help with any questions you may have. The place is just beautiful all around!! we will def be back!!!

Check-out time: 10:00AM These times are strictly enforced to allow for preparation of our next arrival.  All guests and belongings must be out of the unit, as housekeeping arrives promptly to prepare for the next guest.
